This indenture mad this twenty seventh day of March in the year of our Lord eighteen hundred and thirty between William Bradley of Sussex County in the State of Delaware of the one part and William Taylor of Somerset County in the State of Maryland of the other part. Witnesseth that the said William Bradley by authority and virtue of a power of Attorney given unto him the William Bradley by William Nicholson of the State of Kentucky on the twenty seventh day of May A. D. Eighteen hundred and twenty nine which by reference to the records of Somerset County will fully appear do nominate constitute and appoint him the said William Badley my true and lawfull agent and attorney in fact for the official purpose of selling and disposing of a certain tract or parcel of land situate lying and being in Somerset County containing one hundred acres more of less it being the same tract of land devised to me by my father Huffington Nicholson late of Sussex County and State of Delaware as will appear by reference to said Will and I do by these presents fully authorise and empower the said William Badley to sell and dispose of for my use and benefit the said tract of land for the best price he can obtain for the same and to give to the purchaser thereof a full and complete acquitance and receipt for the purchase money in his name as my agent and attorney in fact and in the same character or capacity to convey the legal title to the said land to the purchaser thereof by deed of conveyance so as to pass to the purchaser all the right title interest claim or demand held by me in said tract of land in as full complete and ample a manner as I myself could do were I personally present and I the aforesaid William Badley for and in consideration of the sum of three hundred dollars and twenty five cents current money of the United States to him in hand paid by the said William Taylor before sealing and delivery of these presents the receipt whereof he the said William Badley doth hereby acknowledge hath granted bargained sold alliened enfeoffed and confirmed and by these presents doth grant bargain sell allien enfeoff and confirm unto the said William Taylor his heirs or assigns all and every part of that tract or parcel of land called "Aughtymaughty" also part of a tract of land called "Neighbours Forwarning" it being the same land devised to William Nicholson by his deceased father and containing one hundred acres of land more or less together with all and singular the improvements woods ways waters rights liberties priviledges heriditaments and appurtenances whatever thereunto belonging or in any wise appertaining and the revisions and remainders rents issues and profits thereof and all the estate right title and interest whatever of him the said William Taylor both at law and in equity of in to and out of the said tract or parcels of land and premises hereby bargained and sold or meant mentioned or intended hereby so to be and every or any part and parcel thereof. To have and to hold the said tract or parcels of land so as aforesaid described called "Aughtymaughty" and part of a tract called "Neighbours Forwarning" or by whatever name the same may be called together with the buildings and appurtenances and all and singular other the premises hereby bargained and sold or meant mentioned or intended hereby so to be and every part and parcel thereof their and every of their appurtenances unto the said William Taylor his heirs and assigns forever and to and for us other use intent or purpose whatever and the William Badley for himself his heirs executors and administrators doth hereby covenant grant promise and agree to and with the said William Taylor his heirs executors administrators or assigns that he the said William Badley and his heirs the said tracts or parcels of land and premises hereby granted bargained and sold and every part and parcel thereof with the appurtenances thereunto belonging to him the said William Taylor his heirs and assigns against him the said William Badley and his heirs and against all and every person or persons whatever claiming any right title or interest in and to the same by or under me. In witness whereof the said William Badley hath hereunto subscribed his name and affixed his seal the day and year first before written.
