Deed of William Taylor from Joseph Nicholson
Somerset Co., Maryland
October 29, 1825


This Indenture made this twenty ninth of October in the year of our Lord Eighteen hundred and twenty five between Joseph Nicholson of Sussex County in the State of Delaware of the one part and William Taylor of Somerset County in the State of Maryland of the other part witnesseth that the said Joseph Nicholson for and in consideration of the sum of three hundred dollars Current money of the United States to him in hand paid by the said William Taylor before the sealing and delivery of these presents the receipt whereof he the said Joseph Nicholson doth hereby acknowledge hath granted bargained sold aliened enfeoffed and confirmed and by these presents doth grant bargain sell alien enfeoff and confirm unto the said William Taylor his heirs and assigns all and every part or parcel of a tract of land called Betty's Estate being in Somerset County and State of Maryland on the east side of Chesapeake Bay and on the South side of Nanticoke River back in the woods butted and bounded as followeth Beginning at a marked white oak standing on the north side of a branch called the Beaver dam branch about one mile and three quarters from the mouth of the Beaver dam called Halls Beaverdam Standing by the edge of the said Beaver dam branch thence with a line drawn South eighty five degrees East thirty two perches thence North Forty three degrees East thirty two perches thence north sixty degrees East forty perches thence north thirty seven degrees East forty perches thence north four degrees east thirty six perches thence north seventy eight degrees west twenty perches thence south seventy nine degrees west seventy four perches thence with a line drawn to the beginning containing and laid out for fifty acres of land more or less and I the said Joseph Nicholson doth legally convey and make over and confirm unto the said William Taylor his heirs and assigns forever. To have and to hold the above mentioned and executed granted and bargained premises with all and singular benefits previledges and appurtenances improvements unto the same belonging or in any way thereunto appertaining unto him the said William Taylor his heirs and assigns forever and to his and their only proper use benefit and behoof and I the said Joseph Nicholson for myself my heirs executors and administrators doth hereby covenant and agree to and with the above named William Taylor his heirs executors administrators and assigns that the above mentioned and described granted and bargained premises unto him the said William Taylor his heirs and assigns he will warrant and forever against the lawfull claim of all maner of person or persons claiming any right or title to the same. In testimony whereof the within named Joseph Nicholson have hereunto set his hand and affixed his seal the day and year first above written

State of Maryland Somerset County: Be it remembered that on the day and year first within written personally appeared before us the subscribers two of the Justices of the peace for said county the within named Joseph Nicholson and Molly his wife and acknowledged the within instrument of writing to be their act and deed and the lands therein mentioned to be the estate right and property of the within mentioned William Taylor his heirs and assigns forever the said Molly Nicholson being first privately and out of the hearing of her said examined whether she doth make her acknowledgment of the same willingly and freely and without being induced thereto by fear threats or ill usage by her said husband or fear of his displeasure agreeable to the true intent and meaning of the within deed and according to the form of an act of assembly in such cases made and provide

March the 14th day anno Domini 1826 then was delivered unto me the Subscriber the foregoing deed in order to be enrolled among the records of Somerset County which said deed together with the acknowledgment thereof thereon endorsed are accordingly enrolled among the same records the day and year aforesaid in Liber G. H. No 3 folios 121 & 122
