This Indenture made the Fifteenth day of September in the year of Our Lord One Thousand Seven hundred and Ninety six Between Emanuel Walker of the County of Sussex and State of Delaware of the One Part and John Twyford of Dorchester County and State of Maryland of the other part. Witnesseth that the said Emanuel Walker for and in Consideration of the Sum of Twenty Pounds well and truly paid by the aforesaid John Twyford unto the aforesaid Emanuel Walker at and before the Sealing and delivery hereof the Receipt wereof the aforesaid Emanuel Walker for himself and his heirs and assigns forever doth hereby acknowledge Hath Given Granted Bargained and sold and by these presents doth Give Grant Bargain and Sell Convey and Confirm unto the aforesaid John Twyford and his heirs and assigns for Ever All that part of the Tract of Land called Walker's Addition for which said Land is Situate Lying and being in Sussex County and in Little Creek hundred and is Butted and Bounded as in the following manner to wit Beginning at a marked white oak the first Bounder of the aforesaid Tract of Land called Walker's Addition and the aforesaid white oak standeth on the westmost side of Cod Creek Branch a small distance from the Land in and runs from thence South 45 deg west 26 ? Thence North 2 deg East 7 ? Thence North 54 deg East 55 ? thence South 14 deg East 12 ½ ? Thence South 14 deg West 15 ? Thence North 45 deg West 5 ? Thence South 39 deg West 34 ? Thence South 8 deg East 30 ? Thence due west 17 ? Thence North 4 deg West 47 ? and from thence with a right line drawn to the final beginning Contained and laid of for Ten Acres of Land more or less the same being a part of a larger Tract of Land Granted unto the aforesaid Emanuel Walker by Patent from the State of Delaware Together with all and Singular the Improvements or Improvements with the appurtenances thereunto the Same belonging unto him the said John Twyford and his heirs and assigns forever To have and to hold all that above described Ten Acres of Land a part of that Tract of Land called Walker's Addition with all the appurtenances thereunto the same belonging unto him the said John Twyford and his heirs and assigns forever To the only use and Behoof of him the said John Twyford and his heirs and assigns forever and for no other use or uses whatsoever and I the said Emanuel Walker for myself and my heirs and assigns forever doth Grant Promise and Agree to and with the said John Twyford and his heirs and assigns forever that the aforesaid Granted and Bargained Promised that he will forever Warrant and Defend the Same from all person or persons whatsoever Claiming or that shall hereafter claim the Same by or under him or them by these presents I the said Emanuel Walker doth Nominate Constitute and appoint James Patriot Wilson Esq. and Major Seth Griffith my True and Lawfull Attorneys or Either one of them for me and in name and Stead to appear before the Court of Common Pleas for the County of Sussex then and there to acknowledge this Deed of Bargain and Sale in due form of Law and hereby Ratify and Confirm the Lawfull Act of my said Attorneys or either one of them doing the same for me to be in a Good and as ample a Manner as I myself might or could do were I Personally present myself.

In Test, whereof I have to these presents my hand Set and Affixed my Seal the day and year first ritten as above.
